This song of course sounds best if you tune the guitar down half 
a step, but it's not necessary. The chords listed below are all 
relative to position, not pitch. For example, anything listed as 
an "E" is really "Eb", due to the lower tuning, but it's been 
named "E" because the fingering is the way you'd play an "E" if 
the guitar were in standard tuning, and so on...

This song is pretty standard. Just play the chords as shown and 
you should be good to go. The "Dmaj7 / D" combination seen 
throughout is basically just a quick strumming pattern in the 
rhythm figure adding the D note to the major 7th chord. The same 
sort of thing happens throughout the song with the Bm chord. 
Sometimes he's strumming it quickly in various patterns 
subtracting the D note to create a Bsus2 chord. I haven't notated
the Bm/Bsus2 patterns in the song below, so just be aware of it
and play it as you like. Similarly, In place of or in conjunction
with the F#m chord, you can also use F#m7.
